Gulf Coast Housing Report: June 2026

The June 2026 numbers are in for the Alabama Gulf Coast, and the resort market stayed active. Here is what the data shows for Orange Beach, Gulf Shores, and Fort Morgan, compared to June 2025.

Resort market at a glance

The resort area covers Orange Beach, Fort Morgan, and the part of Gulf Shores south of Canal Road and AL-180. In June 2026:

  • Average residential sales price: $747,105, up from $738,713 a year earlier
  • Properties sold: 246, up from 198
  • Average days on market: 109, up from 100

More homes changed hands, and they spent a little longer on the market. For buyers, that combination means more selection and more room to negotiate than the same month last year.

Homes and condos moved in different directions

Single-family coastal homes led on price. They averaged $826,072, up about 6.9 percent year over year, and sold in roughly 59 days. That is a relatively quick pace for the price point, which points to steady demand for single-family homes near the water.

Coastal condos softened. The average condo price eased to $664,806, down about 9.2 percent from June 2025, and condos took longer to sell than homes. For second-home buyers who have been waiting for prices to come back toward them, that is the segment where the window has opened.

What it means if you are buying

A market with rising sales, longer days on market, and easing condo prices favors a prepared buyer. If you are weighing a single-family home against a condo for a second place on the coast, the tradeoffs are real: maintenance, lock-and-leave convenience, insurance, and how the home fits the way your family will actually use it.
