A Verified Standard, Not a Buzzword

FORTIFIED is a construction standard from the Insurance Institute for Business and Home Safety (IBHS). A certified evaluator documents the work and IBHS issues a designation certificate — it's verifiable paperwork, not listing-copy fluff.

Three Levels of Protection

FORTIFIED Roof seals the roof system to keep it on and the water out. Silver adds protection for openings like garage doors. Gold ties roof to walls to foundation in a continuous load path, so the whole home works as one unit in extreme wind.

Insurance Savings by Law

Alabama law requires admitted insurance carriers to discount the wind portion of your premium for FORTIFIED homes — and on the coast, wind is often the biggest piece of the bill. Gold designations typically earn the deepest discounts.

After Hurricane Sally made landfall at Gulf Shores, the Alabama Department of Insurance studied tens of thousands of coastal properties: FORTIFIED homes had fewer claims and less damage, and Gold homes performed best. Research has also found they resell at a premium.

Three things we verify on every FORTIFIED purchase

Ask for the certificate

The seller should provide the IBHS designation certificate showing the level — Roof, Silver, or Gold — and the date issued.

Check the expiration

Designations are typically valid for five years. If the certificate has lapsed or is close, ask what re-designation involves before you close.

Confirm the discount in writing

Get your quoted wind premium with and without the designation applied, and confirm the carrier is admitted in Alabama — surplus lines carriers aren't required to honor the discount.
